Selling A Long Island Home

My House Became Too Expensive For Me To Own

Real Life Customer Review:

My financial future did not turn out as I expected.  Some years ago because of an unexpected personal emergency, I took out a second mortgage on my house.  Over the years my income decreased and the cost of living continued to rise, especially my property taxes.  I could no longer afford to live in my house but I also could not afford the repairs needed to sell it.  I was concerned that the sale price would not cover what I owed on the house. When I first learned of Houses Wanted I was not sure that this company would be interested in my house.  I thought I had nothing to lose by calling, I contacted them on the morning of Aug 23.  They were very pleasant to speak with, I was already at ease just feeling that I was taking action and not letting the situation control me.  They were able to schedule to meet me that same afternoon and by that evening I had a fair offer from them and they agreed to purchase the house in its existing condition!  Thank you Houses Wanted! And thank you Peter for your kindness in helping me through this.

How can I Sell a House on Long Island, NY that has Certificate of Occupancy (C.O.) Issues?

Listing a house for sale with Certificate of Occupancy (CO) issues is just inviting problems into your life! You have a house you need to sell, you need to move, you need the money, whatever the reason, you want out. CO issues can feel like a boat anchor weighing you down and limiting your choices.  Lenders won't fund the purchase of a house that has CO issues.  Many 'traditional' buyers will turn around and run when they learn that your house has CO issues.

For those of you who do not know, a certificate of occupancy is an official document provided by the town or village in which the property is located. If a homeowner does not make the proper application for legalization of structures such as decks, dormers, extensions, pools, garage conversions, etc., this can come back to haunt the parties of a transaction. The process of obtaining CO is expensive, usually requiring architectural plans, town fees, surveys, etc. Closings can be delayed for weeks, months and even years under rare circumstances. Frequently, buyers back out completely, after much waiting and frustration.

The situation may look grim, but you have done your research and armed yourself with knowledge, and knowledge is power! There is light at the end of the tunnel. You call Houses Wanted!  Houses Wanted is the premier cash house buyer on Long Island and will buy your home even if it has certificate of occupancy issues. They will make a 24 Hour Cash Offer on your Long Island home and will close on a date of your choosing.  Houses Wanted will buy your house AS-IS!  This means you won't be asked to make repairs.

Peter Lopipero, the founder of Houses Wanted, has been purchasing real estate in NY since the 1980's & is accredited by the Better Business Bureau.  Houses Wanted does not need bank loans or mortgage companies to make a purchase. With their own financial resources they can purchase your house, CO problems and all and close without delays. Put an end to the fear of owning a Long Island home with CO issues!

My Mom Moved Into an Assisted Living Facility

After receiving a frightening call from my mother's neighbor that she had fallen I realized that it was time she move into assisted living.  Luckily this time she was not seriously injured but she could no longer safely live alone.  My mother was resistant at first about moving out of her house but understood that it was for the best.  She had so much on her mind I did not want to worry her about the high cost of her care which was to be $5000 per month!

I said that I would take care of selling her house to pay for the assisted living care.  The problem was that her house needed many repairs, some of them extensive.  There had also been an addition to the house many years ago.  The work was performed without a permit and was not up to code.  I was very concerned about how I would possibly find a buyer.

I discussed the situation with my husband and he agreed that a "traditional house sale" was out of the question.  I asked what he meant and how else could we sell it?  Even if we tried to sell it ourselves instead of a Realtor the buyer would need an inspection for a loan approval.  That's when I learned about cash house buyers.

My husband knew about Housed Wanted from a co-worker.  Houses Wanted bought houses for cash in any condition and without an inspection. I felt that our prayers were being answered.  We called to set an appointment late Friday afternoon and by Saturday morning we had a CASH OFFER from Houses Wanted and went into contract.  I could not believe that they were willing to buy the house in its current condition but apparently they have been buying houses for cash for over twenty-five years.

I don't know what my family would have done had we not known about Houses Wanted!  The sale of the house gave us the money we needed to pay for the cost of my mothers assisted living placement.

Assisted Living Checklist: Things to Consider when Choosing an Assisted Living Facility

1. Location:

Is the facility located close to family members so your loved one does not feel isolated.  A town or city which is far away can cause them to feel alone and depressed.

2. Lighting:

You want your family member to feel good.  People often underestimate the psychological effect of poorly lit living environments.  Are the rooms bright and cheery with plenty of natural light.  Are the hallways and common area's lit with a combination of natural light and warm artificial light.  Avoid institutional looking sites with cold fluorescent lighting or those with dark living areas which lack an abundance of natural light.

3. Nature:

Gardens, greenery, trees and water all contribute to a serene environment which helps a loved one feel at peace and calm thus contributing to good health. Avoid building which do not have adequate nature elements.

4. People:

Are the staff well trained and friendly?  Do they smile and appear genuinely happy to assist in the care of the elderly?  Do the other residents seem social and pleased with their 'home'. Ask what screening and background checking are required of employees. Ask questions and determine how long some of the employees have been at that location. A high turnover rate could indicate other issues.

5. Medical Care:

Is there a resident doctor on staff.  What medical care or they trained and capable of?  How far is the facility from the closest hospital or medical center?

These are just some of the initial points to consider when researching an assisted living facility.  Taking time to thoroughly investigate all aspects of each location will pay off by insuring your family member is safe and happy.

The Sale of Our House Saved my Husband's Job!

My husband and I were thrilled when he received a job offer out of state.  We had been wanting to sell our house and move for some time and with his new job lined up, everything was going well.  We had no doubt that our house would sell quickly so he accepted the job and was all set to start in a few months.

We listed our house for sale and within a few weeks we had an offer that we accepted.  Things were going perfectly.  The buyer had an inspection report completed and we discovered that there were some issues with the house.  After almost two weeks of negotiating we agreed to lower the price on our house and upon the buyers request we extended the closing date.   A few weeks later, we were informed that the appraisal came in low and the buyer was having problems getting funding but assured us they would be able to "make this happen".

Another week passed and we started getting anxious.  Finally the buyer's agent contacted us to say that the buyer was not able to get funding and the deal was dead.   My husband and I were very upset, especially since the buyer was said to be "pre-approved" for a loan.  All of this took almost eight weeks.  We had been packing our things and now the house looked a mess.  We were running out of time and things looking hopeless.

My husband's golf buddy heard what had happened and recommended HousesWanted.  We called and explained our situation and told them about the inspection report and the appraisal problems.  Houses Wanted came to meet with us the next morning and later that afternoon we had a cash offer in our hand.  It was like a miracle, we were so thrilled and don't know what we would have done without them.  Forever grateful.
