Selling a Long Island House in "As-Is" Condition Without Making Repairs

I had a house to sell which I knew needed some repairs.  I listed it with a local real estate agent, it was almost two months before we received an offer that we accepted.  The sales contract clearly stated that they buyer accepts the house "as-is"  The buyer ordered a house inspection and then a few days later submitted an amendment with a list of repair requests.  I was unhappy because I stated that the house was being offered as-is condition.  My agent said because they are in their option period they could cancel the sale without any consequence.

I did not have the money for repairs so I was forced to cancel the contract.  This delayed the sale of my house yet again!
